Heat and water are in the rent. Hydro is separately metered, so you pay for what you use. Parking is extra and worth asking about early. There are 130 spaces for 106 suites, but they go.

What is included in the rent?
Heat and water are included. Hydro is separately metered, so you pay only for the electricity your suite uses. Parking is $85 a month on top of rent.
Do the suites have balconies?
Most do. The balconies run in a continuous band along the Morningside Avenue elevation and around the courtyard side. Ask which of the available suites has one when you book a tour.
How do I get downtown?
TTC stops at the door on Morningside and Kingston Rd. Guildwood GO is a nine-minute drive and puts you at Union in about half an hour. Highway 401 is five minutes north.
Which schools serve the building?
William G. Davis Junior Public School and West Hill Collegiate Institute are both within walking distance. The Toronto Public Library's Morningside branch is an eleven-minute walk.
Are the suites renovated?
Suites are renovated as they turn over: new appliances, flooring, kitchen cabinets and bathroom. Not every suite has been done yet, so ask about the specific one you are viewing.
How long is the lease?
One year to start, then month-to-month under Ontario's standard lease. Rent increases are governed by provincial guidelines.
